Howell Design & Build’s Services

CONSULTATION
Our first meeting with you is a complimentary visit to your existing home or potential building site. During this visit we will:

Listen to your ideas and review any sketches or plans you may have.
Discuss the feasibility of your project architecturally, financially, and in regards to obtaining permits for the work.
Try to offer you a conceptual budgetary range based on previous, similar projects we’ve completed. Some projects will require additional design or research to arrive at a conceptual budget range.
Please note that Conceptual Budgetary Range IS NOT a Price or a Bid. The budgetary range is a planning tool, meant to give you guidance on whether your project can be done within your budget. A "Price" is what we give you once the project is designed and we know exactly what we are building and what materials are being used (see Final Design Phase below).

DESIGN & PLANNING
Our design contract is a time and materials agreement based on hourly rates. We have collaborative relationships with several highly qualified architecture firms and an interior decorator. Based on your project’s style and requirements we will recommend the best architect for your project. HDB manages the design process -- providing creative input, ensuring construction concerns are factored into the design, and estimating costs during design development. In addition to your building costs, you should plan to spend 6-10% of your construction budget on a complete design with final pricing.

The design process is broken into two phases:
The Preliminary Design Phase – during this phase we work with you to develop a floor plan with exterior elevations and a preliminary budget.
The Final Design Phase – during this phase we develop a complete set of construction drawings, written specifications for materials and fixtures, and a detailed construction price.

Product Selections Specialist - As part of your design contract, you have the option of shopping with our interior decorator to select materials such as flooring, paint, plumbing fixtures, electrical fixtures, bath accessories, and countertops.

COST CONTROL
We use a price-planning approach, providing you with a menu of design and material options to ensure the design is within your budget. Using a computerized estimating system, we provide you with a complete and thorough estimate before signing a construction contract.

CONSTRUCTION
Our Construction contract is a fixed-price contract based on final pricing done during the design phase. Our construction team provides the highest level of craftsmanship with unsurpassed attention to quality and detail.

WARRANTY PERIOD
The completion of your project does not end our work with you. We have a Warranty Follow-up program where we check in with clients after 6 and 18 months for maintenance or repair on completed projects. Our goal is to establish long-term relationships with our clients.
